Texas Lease Amendment

Change rent, term, occupants, or rules without rewriting the whole Texas lease. Unchanged Chapter 92 duties (deposit accounting, repair obligations, owner identity) stay in force.

What is a lease amendment?
A lease amendment is a short writing that changes specific terms of an existing lease — rent, end date, occupants, pets, or parking — without rewriting the whole contract.
Do both parties have to sign an amendment in Texas?
Yes. An unsigned draft does not change the lease. Keep the original lease and attach signed amendments so the full agreement is clear later.
Can an amendment waive deposit-return rules?
No. Texas does not cap how large a residential security deposit may be. After the tenant surrenders the unit and gives a written forwarding address, the landlord generally has 30 days to return the unused deposit or send an itemized list of deductions. A lease term that requires advance notice of surrender as a condition of refund is effective only if it is underlined or in conspicuous bold print. An amendment cannot strip away mandatory Texas landlord-tenant protections.
