Georgia Residential Lease Agreement
Georgia now caps deposits at two months’ rent for leases signed or renewed on or after July 1, 2024 (O.C.G.A. § 44-7-30.1). The other traps are notice (60 days from a landlord on a tenancy at will) and the security-deposit article if you are a larger or professionally managed landlord. This generator builds a fixed-term residential lease around those rules.
- Deposit generally cannot exceed two months’ rent (§ 44-7-30.1). When Article 2 applies, unused deposit is generally due in 30 days (O.C.G.A. § 44-7-34).
- A tenancy at will: 60 days’ notice from the landlord, 30 from the tenant (§ 44-7-7).
- A written fixed term can set its own end date. Do not assume California-style just-cause rules.
