What is a guarantor addendum?
It adds a guarantor or co-signer who promises to pay if the tenant does not. The guarantor is not an occupant unless also named on the lease.
Does the guarantor get a key?
Not by default. A guarantor guarantees payment; they do not gain tenancy rights unless the lease names them as a tenant.
Can a guarantor waive Washington deposit rules?
No. Wash. Rev. Code § 59.18.280 still binds the landlord. The guarantor’s promise is separate from deposit accounting duties.
