Pennsylvania Eviction Notice
Pennsylvania’s Landlord and Tenant Act uses 10-, 15-, or 30-day notices depending on the ground and the term. Philadelphia requires eviction diversion before many filings. This generator builds a written Pennsylvania eviction notice (pay-or-quit, cure-or-quit, end-of-term, or unconditional quit) around those deadlines. It is not a court summons, and it is not permission to change the locks.
- Nonpayment notices are often 10 days.
- Fifteen days is the usual notice for a tenancy of one year or less; 30 days if longer (§ 250.501).
- Philadelphia’s eviction-diversion program and some local rules add steps before a filing.
