What is a security deposit receipt in Georgia?
It records that deposit money was received, the amount, and the property. For leases entered into or renewed on or after July 1, 2024, a security deposit generally may not exceed two months’ rent (O.C.G.A. § 44-7-30.1). When the security-deposit article applies (generally landlords with more than 10 rental units, or who use a broker or management company), the deposit must be escrowed or bonded, a move-in damage list is required, and unused money is generally due within 30 days after the landlord obtains possession. Ordinary wear and tear is not deductible.

No. At move-out you still owe an itemized list of deductions and any refund within 30 days, to the extent Georgia law requires.
