20 days after the tenancy ends
A security deposit generally may not exceed one month’s rent (R.I. Gen. Laws § 34-18-19). Hold it in a separate account. Unused deposit plus an itemized list is generally due within 20 days after the tenancy ends.
Either party may end a month-to-month tenancy with at least 30 days’ written notice (R.I. Gen. Laws § 34-18-37).
Except in an emergency, the landlord must give at least two days’ notice before entering (R.I. Gen. Laws § 34-18-26).
A Rhode Island rent increase should be in writing. Many landlords use at least the same notice they would use to end a month-to-month tenancy. Either party may end a month-to-month tenancy with at least 30 days’ written notice (R.I. Gen. Laws § 34-18-37). The lease may require more. Local rent-control rules can cap the amount even when the notice period is met.
