Delaware’s Residential Landlord-Tenant Code is short on the deposit (often 1×, 20-day return, escrow) and long on notice: 60 days to end a month-to-month tenancy. This generator builds a fixed-term residential lease around Delaware deposit, notice, and habitability rules.

• On a year-or-longer lease, the deposit generally cannot exceed one month’s rent (Del. Code Ann. tit. 25, § 5514).
• Unused deposit is generally due in 20 days.
