Arizona Residential Lease Agreement
Arizona’s Residential Landlord and Tenant Act (Title 33, Chapter 10) is statewide. The hard number landlords miss is the deposit: one-and-a-half months’ rent, counting prepaid rent the landlord demands. This generator builds a fixed-term lease around that cap, the 14-day return clock, and the required bed-bug and move-in forms.
- Security, including demanded prepaid rent, generally cannot exceed 1.5 months’ rent (A.R.S. § 33-1321).
- Unused deposit: 14 days excluding weekends and holidays after possession is returned.
