Notices and entry

A month-to-month tenancy generally takes at least 21 days’ written notice (Colo. Rev. Stat. § 13-40-107).

Colorado does not prescribe a single statewide entry clock. Give reasonable advance notice; 24 hours is the usual writing. Emergency and agreed-repair entry are customary.

Colorado generally requires at least 60 days’ written notice before a rent increase takes effect. Local rules in Denver and other cities can add limits. Confirm current Colorado notice rules before you serve this paper.
